What is the application fee?
$60 per person

What are the move in fees?
In addition to an application fee per person, once a tenant is approved, a move in fee is due per apartment.
The following is the move in fee due based on the number of bedrooms:
Studio/1bd = $350
2bd = $450
3bd or more = $600

Where do I pay the fees?
You can pay the application fee online as part of the application process.
The move in fee can be paid online through your tenant portal, once you are approved and have signed your lease.

Who needs to fill out the application?
Each prospective tenant who is over the age of 18 must fill out an application. Each applicant will be sent a specific link to their application, so please do not forward this link to someone else.

What does the application process include?
We will conduct the following as part of the application process:
- Credit check
- Eviction Record
- Verify Employment/Income
- Landlord References

If I need a cosigner, how do I submit an application for them?
The property manager will email your cosigner their own application. Please do not forward the application link you received for yourself.

Is there a security deposit?
For residential units, Hayes Properties does not charge a security deposit. Please speak to the property manager if you are applying for a commercial unit for information on security deposits.

Do you offer short-term rentals?
Hayes Properties does not generally do short-term rentals but please reach out to a property manager for more information.

Do you allow pets for Residential Units?
Cats: A limit of two cats are allowed per apartment. Cats are $20 a month per cat (existing residents prior to January 1st, 2025). For new residents, as of January 1, 2025 -there will be a one-time pet fee of $250 for one cat. The second cat is $100. These fees are non-refundable.
Dogs: Tenants of dog-friendly buildings are allowed one well-behaved dog. Dogs are $30 a month per dog (existing residents prior to January 1st, 2025). For new residents, as of January 1, 2025 -there will be a one-time pet fee of $250 for the dog. This fee is non-refundable.

Where can I sign my lease once I am approved for an apartment?
Your property manager will email your lease directly to you. You'll be able to review and sign it electronically.

When will the first month’s rent be due?
Rent must be paid before you can receive keys. Please reach out to your property manager for more details.
